In order to "turn style, solve problems, and do practical things, heart to heart" as the core, in accordance with the provisions of division of Labor Bureau, by the Bureau of Party members and cadres room composition the working group , to help enterprises solve problems, promote the construction of major projects; close ties with the masses, to ask for the people, ask for people to know the people, public opinion, the people, improve people's livelihood. 为了在2014年6月毕业后能顺利快速的找到一份与自己本专业相同的工作，，为了自己能尽快在这个社会上立足，我在2014年2月22日在新疆乌鲁木齐中鼎盛业房地产评估咨询有限责任公司实习，中鼎盛业评估公司的地址在青年路17号阳光花苑A座1006室，是一家拥有国家二级房地产评估资质的公司。刚去公司发现在学校所学的知识并没有用到多少，在去公司的前一个月都在进行培训，经过培训我成功的拿到了乌鲁木齐房地产协会颁发的房地产估价员证，在公司的职位是一名房地产评估人员。 在2月22日后培训了15天，在乌鲁木齐市博格达学习，经成绩合格获得估价员证，在3月12日在公司正式上班，被分到房地产征收组，经过师傅在办公室两天的讲解，初步的了解了房地产征收有哪些前期的准备，并进行了一些专门的拍照画图培训。在3月17日-4月7日，接触到我去公司的第一个业务，这个业务地点位于乌鲁木齐县托里乡白建沟村，为新农村改造做评估，在估价地点周围没有饭店，都是自己做饭，住在村委会，在去的前五天跟着师傅，负责测量房屋的外部拍照，顺便跟着师傅学习画房屋布局图，怎样书写现场勘察，学习怎样使用红外线测量器。五天时间内，在每天工作完了之后，在晚饭之后自己在模拟的现场勘查表上练习，描绘师傅白天测量完的那些图。经过五天时间后，师傅给了我自己动手的机会，最开始画图歪歪扭扭的，画的不是很规整，在勘查表上的附属物记载上还有些遗漏，经过接下来的五天师傅不断给的机会，自己也逐渐改进，变细心，在上山10天后已经可以独自入户，现场勘查表的记录描述基本没有什么问题了，在山上呆了二十天后，瘦了3公斤，晒黑了不少，但是这些都是值得的，我已经学会了征收工作最基本的现场勘查。4月9日回到公of work enthusiasm and forward-looking. In order to "turn style, solve problems, and do practical things, heart to heart" as the core, in accordance with the provisions of division of Labor Bureau, by the Bureau of Party members and cadres room composition the working group , to help enterprises solve problems, promote the construction of major projects; close ties with the masses, to ask for the people, ask for people to know the people, public opinion, the people, improve people's livelihood. 司后进行评估报告的书写，发现在学校所学的东西并没有用到多少，深感自己的经验不足，跟着师傅学习评估报告的书写，了解房地产定价的过程以及房地产估价报告的陈述内容，但是其中含有很多的经验成分在其中，我只学会了大概的内容，其中经验的部分还得在这个行业逐渐积累。但是对于房地产征收的全部流程已经全部了解了。回来之后，又接了几项个人贷款、房屋违建的评估报告。这与房屋征收事项大同小异，经常出现场。对房地产评估行业的整体现状有了基本的了解。随后跟随公司老总接了份红光山国际会展中心对面的咨询业务，做投资性分析，做市场调查。了解到房地产评估业务的另一分支，做投资性分析。在这个项目中我没有参与到评估报告的书写，仅仅是作为一名市场调研员，为估价对象寻找可比案例，老总给我们详述了这个估价业务所涉及的内容。发现作为一名估价师必须具有全方位的经验知识。不仅要有估价知识，还得拥有财务知识，市场预测等相关知识。这个估价案例到现在也没有完成，但它使我明白了这个行业的发展方向。使我确立了目标，不仅要做估价，更要做一名有经验的房地产咨询师。 通过三个月的实习，我获得了许多的收获，首先我对房地产估价这个行业有了基本的了解，知道了自身学习的不足，哪方面有欠缺，在出差的那段日子里，让我明白了有些事尽管你不会，但是你只要有一颗学习上进的心，那些都不是困难的事，在这段实习的日子里，我认识了我师父，交了一些朋友，在饭桌之间，也逐渐明白了一些社会的道理。通过这段日子的实习，经过师傅以及培训的老师指导，结合了自己的一番认识，知道了自己以后发展和努力的方向。 of work enthusiasm and forward-looking. In order to "turn style, solve problems, and do practical things, heart to heart" as the core, in accordance with the provisions of division of Labor Bureau, by the Bureau of Party members and cadres room composition the working group , to help enterprises solve problems, promote the construction of major projects; close ties with the masses, to ask for the people, ask for people to know the people, public opinion, the people, improve people's livelihood. 在获得收获的同时也发现了这个行业和公司所存在的问题。在这个行业，评估师的素质并没有想象的那么高，有百分之八十的估价师都是挂证，只有少部分真正从事这个行业，行业的名声和专业素养并没有得到百分百的认可，而且现在的评估公司很多都是挂靠资质，公司的人员不过关，写出的报告专业性不强，有很多的错误，如果再这么下去我们的地位将得不到保证，变成不是评估，而是受利益的驱使，在不公平的角度上进行估价。这样我们行业的地位将会逐渐下降。这将自掘坟墓，逐步把这个行业推向深渊。我们公司的和工作方式也有一些问题，工作效率并不高，所取得案例并没有建立数据库，而现在全国都在建立大数据库，争取每份评估报告所取案例都有很强的可靠性。 我希望公司能注意到这方面的问题，在自身作报告的同时建立数据库，使我们公司的每一份报告，都经得起考验，能做到正身正己，树立起行业榜样作用。同时提高工作效率。 在这段实习的日子里，让我对这个社会有了深刻的体会，尝到了人情冷暖，知道了生活的艰辛，让我知道天下没有免费的午餐，只有经过自己的努力，才会使自己的生活过的更好。 通过实习，让我在了解了房地产评估现在的主要业务来源和以后的发展方向，现在的常规业务就是做征收和个体贷款，但是这些都是传统业务，做起来费时费力，而现在全国兴起的咨询业务正是一个很好的发展方向，而且收入相对传统业务较高。但是它所需要的专业素养也要更高，这将激励我要更加的努力学习，争取在两年后考取房地产估价师证。 of work enthusiasm and forward-looking.
